Service Agreement

Terms of Service & Scope Guidelines

Last updated: August 2026. These Terms of Service govern all cost estimating, material takeoff, and quantity surveying services provided by Construction Estimating Services.

1. Engagement & Flat-Rate Pricing

All estimating work is initiated following client approval of a formal flat-rate fee proposal. Proposals clearly outline:

  • The specific drawing set sheet index and revision dates evaluated.
  • The included trade scopes (e.g., specific CSI divisions vs. full architectural/structural scope).
  • The agreed delivery turnaround time (standard 24–48 hours or rush expedited delivery).
  • The fixed, flat-rate fee with zero recurring monthly retainer commitments.

2. Deliverables & Formats

Upon project completion, clients receive:

  • Itemized Excel Workbooks (.xlsx): Unlocked spreadsheets organized by standard CSI MasterFormat divisions with active, editable formulas for contractor markups, overhead, and profit.
  • Color-Coded Bluebeam PDF Markups: Visual plan markups highlighting measured scope items across all architectural, structural, and civil sheets.
  • Summary Reports (PDF): High-level executive summaries and trade division breakdowns.

3. Scope Boundaries & Non-MEP Trade Policy

ConstructionEstimatingServices.org provides estimating and takeoff services strictly for non-MEP architectural, structural, civil, sitework, and finish trades (Divisions 02–14 and 31–33). Mechanical, Electrical, and Plumbing (MEP - Divisions 21, 22, 23, 26, 27, 28) estimating is handled exclusively by our dedicated sister entity, MEPEstimationUSA.com.

4. Addenda, Revisions & Post-Delivery Support

We provide post-delivery review calls to clarify measured quantities and scope assumptions. If architectural addenda or drawing revision clouds are issued during active bidding, minor scope modifications are accommodated promptly before your bid deadline. Major redesigns or completely re-issued drawing sets will be quoted as a scope addendum.

5. Professional Estimating Disclaimers

Estimates are prepared with rigorous technical diligence based on drawing scale bars, notes, and local regional pricing benchmarks. However, final bidding submissions, subcontractor selections, material supplier contracts, and jobsite execution remain the sole commercial responsibility of the submitting contractor.
