Construction Estimating Services in District of Columbia

DC contractors can request remote quantities and priced estimates for additions, interior alterations or new commercial work. Send the construction-code summary and adjoining-property protection details with the bid set. Quantifying the permanent building alone can miss temporary protection shown in an urban project package; it should have its own scope and quotation basis.

Send plans, specifications, addenda, trade scope and your deadline. Agree Excel quantities, priced trade breakdowns, color-coded PDF markups and assumptions/exclusions in the proposal. Document completeness, trade count and revisions affect fee and delivery; rush capacity requires confirmation. Estimating excludes design, approvals and legal or tax advice.

Request an estimate quote

Separate permanent alterations from temporary protection, underpinning interfaces and work by others. A neighbor-notification document identifies an interface to review, not permission for the estimator to design a protective system.

Adjoining structures can create a separate protection scope

DC DOB's neighbor-notification guidance identifies protection of adjoining roofs, outlets and structures during new construction or demolition. It also discusses effects on adjoining chimneys, vents and roof loading.

Send the designer's protection drawings, roof-access agreement and demolition sequence. Request measured protection areas, specified barriers and restoration work as separate items. Confirm which contractor carries the work and whether access is priced or excluded. Structural effects, notification compliance and permissions remain with the owner, designer and DOB.

Code modernization is not a project edition

DOB's construction-code modernization announcement describes review of twelve categories, including existing-building, energy and green-construction codes. A review announcement is distinct from an adopted project requirement.

Ask for the project's confirmed edition, supplements and permit issue. Reconcile architectural, energy and MEP schedules against that set. If a pending update affects a tender, have the design team state the bidding basis and alternate explicitly; do not price a draft policy as if it were an approved equipment schedule.

Prepare the District of Columbia estimate package

Protection and demolition drawings
Measure temporary scope outside the permanent building quantities.
Adjoining access and restoration limits
Identify client-confirmed responsibilities and exclusions.
Code summary and permit issue
Separate effective requirements from pending modernization.
Trade quotes and site restrictions
Name delivery, access and work-hour assumptions supplied for this project.
Alternates, addenda and bid date
Prevent a design update from silently changing the tender basis.

Specify the returned breakdown

Agree permanent-work quantities plus a distinct temporary-protection and restoration register. A priced package should identify access quotations, owner permissions still outstanding and any provisional protection allowance. Request a revision comparison that separately shows changes to the building, adjacent-property scope and contractor responsibility.

Does a DC takeoff include adjoining-property protection?

Only the protection specified or expressly agreed in the quote scope. Supply details and responsibility limits. A floor-area takeoff cannot establish roof protection, access costs or structural support needs.

Can you select the new DC code for a project under review?

The project designer and reviewing authority confirm the edition and supplements. We measure the resulting design and record that issue. An announcement that codes are being updated does not establish the requirements for your bid.

Confirm scope and next steps

We quantify supplied designs and documented assumptions. Engineering, architectural/MEP design, stamping, inspections, permit approval, code certification, AHJ representation and legal or tax advice are excluded. Missing details become questions or agreed allowances.

Review deliverable requirements (public client samples remain pending permission).
