ESTIMATING SERVICES

Construction Estimating Services in South Carolina

South Carolina builders and envelope contractors can request remote residential or commercial takeoffs and priced estimates. Include the project's selected code/modification references, crawl-space sections and roof specifications. Counting insulation over a whole wall or treating all roof edges alike can miss the actual breaks and accessories shown in the design.

Send plans, specifications, addenda, trade scope and your deadline. Agree Excel quantities, priced trade breakdowns, color-coded PDF markups and assumptions/exclusions in the proposal. Document completeness, trade count and revisions affect fee and delivery; rush capacity requires confirmation. Estimating excludes design, approvals and legal or tax advice.

Measure the specified assembly, including its intentional openings and terminations. A crawl-space inspection gap, under-floor membrane and shingle roof edge are separate quantity questions. The designer/AHJ determines which modification and detail apply; estimating does not select a compliant alternative.

Trace crawl-space foam quantities to the inspection detail

South Carolina's 2021 modification index includes IRC 2021-24 and IRC 2021-25 addressing foam-plastic protection and termite inspection gaps/strips. The index notes corrected wording for those provisions in September 2022.

Request the designer's applicable foam layout and dimensioned inspection-strip detail. Reconcile gross wall area with specified uncovered areas, terminations and protection accessories; do not assume that a vendor's full-height insulation area matches installed scope. Keep linear edge treatments separate from board area. Whether a particular exception or treatment is allowed remains a design/AHJ decision, not an estimator's deduction.

Separate under-floor membranes from ground-cover quantities

The same modification index separately addresses unvented crawl spaces, under-floor vapor retarders and slab vapor retarders in IRC 2021-32/33, IRC 2021-35 and IRC 2021-37.

Send the crawl-space section identifying conditioned/vented configuration and the specified membrane location. Measure ground coverage, seams, upturns and floor-related layers according to that detail; do not count an additional layer merely because two specification headings mention vapor control. Keep the product class and installation basis with each quantity. Ambiguous strikeouts or edition changes must be resolved by the project professionals before a layer is removed from the bid.

Price roof edges from manufacturer and project details

South Carolina's index includes a specific drip-edge modification, IRC 2021-40, at R905.2.8.5. LLR's adoption resources also distinguish statewide modifications from authorized local modifications and newer adoption activity.

Supply the shingle manufacturer's installation requirements, eave/rake details and project-confirmed modification reference. Split eave and rake lengths, corners, laps and specified fasteners from roof area. Recheck both accessory quantities and supplier inclusions when an accepted roof product changes. Use the contractor's crew and purchase assumptions; a coastal address alone does not specify fasteners or authorize an estimator to choose wind design.

Prepare the South Carolina estimate package

Edition and modification references
Retain the project-confirmed provisions and any local application.
Crawl-space sections and foam layout
Measure board areas, uncovered strips and protection accessories.
Membrane locations and termination details
Distinguish ground, floor and slab layers.
Manufacturer roof instructions and eave/rake details
Reconcile edge lengths, laps and fasteners with the selected product.
Dated quotes, labor inputs and accepted revisions
Keep product changes separate from design decisions and measured deltas.

Specify the returned breakdown

Request an envelope workbook with foam area, inspection-strip/termination lengths, distinct membrane layers and eave/rake accessory rows. Priced quantities use dated supplier inclusions and contractor-approved labor/tax/freight assumptions. PDF markups can flag unresolved assembly details; addenda identify which area, layer or edge item changed. More configurations and missing details affect estimating scope, fee and delivery.

Should a South Carolina crawl-space takeoff count full-height foam everywhere?

Follow the supplied layout and inspection details. Show intentional uncovered areas and separate terminations so gross wall dimensions do not conceal the actual installed assembly. The designer confirms permitted configurations.

Can one South Carolina membrane total cover ground, floor and slab layers?

Only if the issued design explicitly combines them. Label each specified location and its seams/upturns, then remove duplication after clarification; an estimating workbook does not decide vapor-control requirements.

Confirm scope and next steps

We quantify supplied designs and documented assumptions. Engineering, architectural/MEP design, stamping, inspections, permit approval, code certification, AHJ representation and legal or tax advice are excluded. Missing details become questions or agreed allowances.

Review deliverable requirements (public client samples remain pending permission).
